| The market continues to be driven by a shortage of inventory in the low end. By low end on Maui, we are talking about homes up to $600,000, residential condos up to $250,000, and vacation condos under $350,000. We are still seeing quite a few 1031 Exchange buyers coming from California, the Northwest, Colorado and other places around the country where real estate has seen a lot of appreciation. Most of the other Mainland buyers are looking for vacation homes that may eventually turn out to be their principal or second home. Of course, there are a lot of local buyers who are either looking for their first home or trading up by using the equity in appreciated property. Unfortunately for most of the first time buyers, the level of prices has made it difficult for them to afford a decent home on Maui. Rents are sky-high as well, and with the low interest rates, there is strong motivation on the part of renters to get out of that cycle and become homeowners. In this week's Newsletter, we have selected a number of properties from some inexpensive residential condos to a luxury home in Kaanapali where the sellers have just reduced the price by over $100,000.
