Market Update

Another exciting week in the Maui Real Estate market. It seems as almost everything in the affordable range is selling and sometimes at over full price with multiple offers. In fact, all of our listings are now in escrow; although we are still accepting back-up offers.

Speaking of affordable, that is becoming somewhat of an oxymoron as the average price of a home on Maui is well over $500,000 now. In fact, in his State of the County Address, Mayor Arakawa was quoted as saying that "98% of all recent home sales over $600,000 were to non-residents and that 90% of recent homes purchased in Maui County were bought by people who had not been living on Maui.

When are the County officials going to get their act together and realise that they are the ones primarily responsible for the housing shortage and sky-high prices? They talk a good game, but, in our opinion, they do nothing substantive to change the situation. We are in desperate need of thousands of new quality affordable homes to meet the needs of young families on Maui, yet the County continues to put up major stumbling blocks for developers. Until this situation is remedied, we expect to see prices pushed even higher as demand far exceeds supply.
