Market Update

Same old song. Market is hotter than blazes with way more buyers than properties to sell them. In this kind of market, you have to be so quick to score the really good deals. This week a 2 bedroom at Luana Kai with an ocean view was listed at $275K Leasehold with Fee Available for $60K and it sold the first day at full price with multiple offers.

We know that sooner or later all good things must come to an end, or so the saying goes. While it lasts, we are sure enjoying the ride. We have heard some dire predictions of boom and bust; however, from everything we have seen this isn't going to happen, so long as the interest rates remain at these unbelievably low rates. If the interest rates should bump back up above 8% for the 30 year fixed rate (currently at 5.5%), then all bets are off.

The Maui Real Estate market usually lags the California Real Estate market by about 6 months to a year, so if we see an indication of a slowdown there, you should have ample opportunity to sell any of your holdings on Maui and cash in on your profits. Of course, it is almost impossible to sell at the top and buy at the bottom, so for those who are here for the long term, we recommend riding out the ups and downs of the market.
