Fractional Ownership Opportunity We don't remember a time when the inventory levels have been so low for both resort, residential condos, and homes in the under $500,000 price range. That is why, in the last two weeks we have personally seized on opportunities to pick up 3 condos for under $200,000. So, as you might imagine, we are still bullish and expect this market still has some room to move higher; although we have to admit that given the increases in recent months, prices should start leveling off or at least the rate of appreciation should slow.In many resort areas around the country, fractional ownership has become very popular. The idea has not caught on here on Maui yet, but we think it is an idea whose time has come. By fractional ownership, we mean time periods of 2 months or greater. We are not talking about over-priced time share units which can go for $40,000 or more for one week with correspondingly high maintenance fees. Just this week, we put together a group of people who didn't want to buy 100% of a vacation rental condo and worry about having to rent out to cover mortgage payments and also worrying about strangers trashing their new home. Our featured property this week is Kamaole Sands #7-102, which was purchased by the group for $315,000, an excellent price in today's market considering the location and how nicely upgraded the unit is. As of right now, we have 5 partners purchasing all of the months with the exception of May and July. Those months can be bought for approximately $53,000 for both months. This includes partners share plus some monies going into a reserve fund. The amount will most likely be adjusted downwards a bit when we find out exactly how much it will cost to draw up a partnership agreement and how much the closing costs are going to run. If you are interested in participating in this partnership (non-smokers only), then let me know right away...first come first serve. If you like the idea, but this is not the right property for you, let me know as well because we have other persons who like yourself might choose something different...either more or less expensive.
