Record Home Sales & Prices in 3rd Quarter

Existing Home Sales in the third quarter were the highest on record, with 48 states and the District of Columbia posting increases from a year ago. The median price of an existing home in the U.S. rose 10.1% during this quarter as compared with the same quarter in 2002. Although prices and sales are expected to be much tamer in 2004, the NAR chief economist still predicts around 4.7% price appreciation next year well ahead of the expected pace of inflation of just 2.7%. Of course, as many of you know who have been following the market here on Maui, are rate of appreciation has been much higher than the national average. At the end of October, the Median Sales price for home on Maui stood at $527,500 up almost 35% from the median the year before at $391,200.

It is no wonder why almost every day in the Maui News we read about the housing crisis and lack of affordable housing. On Saturday, 1800 people signed up for a lottery for 400 homes to be built in the Wailuku area by Spencer Homes. He is hoping to keep the prices between $200,000 and 250,000. Actually, before the lottery takes place, that number is supposed to swell to 3000 interested people. It is no wonder why there is so much interest since it is impossible to find any decent homes for under $300,000 in today's market.
