We think the picture of what is happening as shown above should make it pretty clear that at least for the present, low inventories and high demand have been the moving forces in this market. Of course, it doesn't hurt that interest rates are still at near record 30 year lows.We have a group of about 2 dozen persons so far who are interested in Shared Ownership opportunities. If you'd like to be added to this list, please let us know. Most are looking for 2 month ownerships for around $60,000 to $100,000 (winter months go for a premium). This sure beats the heck out of timeshare plus you have lots more control with only 4 to 6 owners per unit, and the best part is that you don't have to sweat the rentals. You only pay your prorated portion of taxes, maintenance fees, and reserves. Great concept that has been very popular in mainland resort areas, and we feel it is really going to catch on in the next few years here on Maui. A good example of what might work well for a group purchase are the Hot Buys listed below for Pacific Shores. Both of these are 2 bedroom condos across from a terrific beach. There is a pool, and they come fully furnished, turnkey, and already upgraded. We may just go ahead and buy these outright ourselves or something similar, and put together the partnership agreement so that we can sell off individual shares with the minimum purchase being 2 months.
