| With strong demand for homes, condos, and vacant land coupled with relatively low inventories, prices in the low to middle price ranges have increased dramatically to record levels in recent months. There are, however, signals that the latest round of price increases may be nearing an end. Whereas a few months ago, we hardly had any listings in certain condo projects, we now see many more new listings with sellers testing the waters to see if buyers will bite at even higher prices. We call this fishing. Whether buyers will continue to take the bait and push the market even higher is doubtful, in our opinion. On the other hand, we are not predicting any precipitous plunge in the market either. What we do expect to see is a period of stabilization and slow growth. This would be a healthy sign for the market because there is no way, the appreciation of the last few months can be sustained without the market overheating and eventually collapsing. Of course, these are our best educated guesses and we make no guaranties as to future price appreciation or deflation. So is it still possible to find a good deal? Certainly. There are always going to be motivated sellers who are willing to sell at or below the market. The tricky part is being able to act fast enough when one of these deals come along.
