State of the Housing Market
The housing market here on Maui continues to heat up which has given us some cause for concern. One wonders just how far is up. | We are a little surprised that more of you have not yet signed up for the new Legends Project being built by Schuler Homes near the Maui Lani Dunes Clubhouse. Although we don't have the final pricing yet, we do know that the 6 different models they have chosen are the most popular ones that they have built in the last several years. Many of these homes are quite substantial...up to almost 2000 sq. ft. of living area. and come with lots of custom features as part of their standard package. With base prices projected to be under $400,000, it is no wonder that there has been so much excitement about this project. Maybe some of you have not signed up because you were discouraged that they already have over 1000 people registered for only 127 homes. Please don't be discouraged. Those odds might improve substantially because we believe they may be changing over to Owner-Occupant sales only. That will eliminate many of the speculators who are looking for a quick profit and give those buyers who are truly in need of a quality home at an affordable price (by Maui Standards) a better chance to be successful. There is no doubt that these homes will sell out, and although we can't guaranty it, we would be very surprised based on the current market if there weren't some equity appreciation once they were completed. | Glad to say that Ken is finally caught up with e-mails after returning from vacation 2 weeks ago. Thank you all for your patience. We have a possible fallout on 2739 Ililani Way in Pukalani. This 4 bedroom 3 bath home with 1 bedroom attached ohana in Pukalani is offered at $529,000 (FS).
