Market Heats Up Again

Not that it was ever that slow, but during the last few weeks, it appears as if the buying activity has increased once again. One of the ways we can tell is by the number of hits we am getting to our website which has shown a definite increase over the last two weeks. California is also a bellwether for real estate on Maui and from what we are told things have picked up across the board....even on the high end which had been rather sluggish over the last 18 months in both California and Maui. Hopefully some of those high end sellers in California will reinvest here on Maui. We believe that is already happening and will continue to accelerate as time goes on.

Homes and condos in the low to middle price range (up to $600,000 for homes and $400,000 for condos) have been selling reasonably fast. Without a lot of inventory on the market and brisk demand, prices are holding firm or going up.

Recently and without any formal announcement or advertising, word got out that Spencer Homes Maui was planning a new subdivision in Waikapu. In just a few weeks, they have received over 1000 requests from people who are interested in their project. Supposedly, they are planning on building affordable homes in the $185,000 to $250,000 price range. For more information and to put your name on the list, go to their website.
