No Slowdown Yet While some market gurus believe the real estate market on Maui will slow down and that prices will drop, so far that is not happening.....at least, certainly not that we have been able to see in the low and middle end properties.Just this past week, we have seen multiple offers on some new listings, and often at full price or above. Granted these are typically on homes under $500,000 and condos under $150,000, but it does indicate that there is still a great deal of underlying strength in the market. We are also seeing a number of higher end properties selling as well such as 3186 Kikihi Street in Wailea Kialoa which was on the market for 224 days, but went into escrow this last week (asking price $1.58 million).We often get asked whether to buy now or wait for a correction in prices. While we cannot predict what will happen in the future, we can offer the following advice. Buy when the time is right for you, and don't try to time or second guess the market. It is inevitable that the market will someday have a correction and prices will drop; but even if you are smart enough to be able to time the market, higher interest rates might offset any gains you might make. Affordability has proven to be the key factor as to why people buy, and we would recommend that you let this be your guide. Make sure that you have eliminated all high interest rate debt and have adequate savings for emergencies and other contingencies.
