Answers to Frequently Asked Questions

What does LH and FS mean? LH stands for Leasehold and FS stands for Fee Simple. The basic difference is that when you buy a leasehold property, you do not own the land whereas with fee simple you do. Under most circumstances, we do not recommend leasehold properties unless the lease is extremely favorable, the fee is coming available for purchase, or a buyer is willing to accept the increased risk that comes with ownership under this type of Land Tenure.

Will you send me photos? Many agents do not bother taking photos of their listings. As much as we would love to accommodate all the requests we get, we only have time to handle those inquiries from buyers who are willing and able to make a buying decision based on the photos we send them.

Can you send me the rental history? We realise how important it might be for you to have rental history information in order to evaluate the merits of a particular purchase; however, since we do not have securities licenses, we are not allowed to give out rental information. We will be happy to refer you to companies who can give you either historical averages or in some cases with the owner's permission, they will give you actual figures.

Can I break even on my investment? This ties in with the question above. Again, we cannot represent anything that we might sell you as an investment since we don't have the proper licenses. We can tell you that in most cases you will break even or have a positive cash flow if you buy your property for cash, and you will most likely experience a negative cash flow when you choose to finance your purchase with 20% down or less.

We want to retire to Maui in the next 5 to 10 years. Would it be a good idea to buy now? We are optimistic about the long term future for the real estate market on Maui. Although we expect that there will most likely be ups and downs over the short term; over the long term, Maui real estate has been rewarding for most people. Whether or not it would be wise for you to buy now will depend on many factors, such as your current income, debt, savings, future financial needs, tolerance for risk, etc. We can only tell you about past history and how things are today. Weighing out all of these factors, and coming up with a decision is a personal choice that only you can make.

How are the schools on Maui? From what we have read, schools on Maui overall are ranked somewhat lower than the National average as measured by students proficiency in standardized tests such as SAT's; however, there are many exceptions to this such as Seabury Hall, a top notch college preparatory school that begins in the 6th grade and goes through grade 12. Typically, well over 90% of students graduating from Seabury go on to college.
