Market Update

Sorry about the long delay in getting this Newsletter out. Our main computer where all of our contact data is kept needed a new mother board which shut us down for nearly two weeks. The other reason for the long hiatus between our last Newsletter nearly a month ago and now was due to the simple fact that we've been so busy with showing properties and opening new escrows (8 so far this month) that we just haven't had the time to prepare one.

We appreciate your patience and hope to get back on track with a once a week regular Newsletter highlighting the very best buys and keeping you updated on the latest market trends and outlook for the real estate market on Maui.

We also want to thank those of you who have not waited, but who have taken the initiative in contacting us for specific information about properties that you have seen while searching our website. Keep in mind that practically every new listing is shown daily on the website plus you can search almost the entire MLS as well. A simple click of the mouse, will send us an e-mail alerting us that you'd like more information. Those requests are given priority attention, and we are normally back to you within hours if not minutes.

If you would like to bypass this step, and receive the information directly by e-mail (that would save us countless hours of work), we can program the computer to automatically notify you whenever a new listing comes up that matches certain criteria. Here are just a few of the searches we have set-up so far for clients.

Condos Under $150K

It takes about 5 minutes to set-up a custom search, but once it is done, it will relieve us from a lot of work. So whatever your fancy, please let us know. We can include information on changes of status as well as new listings. For example, you might wish to know whenever a property within your search criteria goes into escrow, sells, expires, or is withdrawn. All of this is possible. In fact, you can receive this information immediately when it goes into the MLS system, or once a day.

It is a fact that the very best deals are often sold within days or hours of being listed. Although, we do our best to keep you informed on a regular basis about the latest hot deals; if you are serious about buying property on Maui, we would encourage you to take the initiative and sign-up for the Auto-Notification program today.

BEST CONDO BUYS

Residential Condos

Under $100,000 - Believe it or not, there are only 7 condos on Maui under $100,000 that are fee simple. Although we don't necessarily consider all of these particular condos hot buys, the very fact that there are so few of them coupled with the fact that they are so affordable makes them worth mentioning.

$100,000 to 170,000 - Minimum of 2 bedrooms 1.5 baths, fee simple. All 18 of these condos with the exception of Pacific Shores are for long term rentals, principle residences, or second homes only.

$170,000 to 300,000 - Selection of five 2 to 3 bedroom fee simple condos.

Notes on Residential Condos: The zoning on these condos does not allow for rentals of less than 6 months.

Vacation Condos

Under $200,000 - 10 affordable vacation condos.

$190,000 to 300,000 - Selection of 20 studio, one, and two bedroom condos.

$300,000 to 500,000 - 28 of the best vacation rentals.

Notes on Vacation Condos: By definition, these condos allow for daily, weekly, or monthly rentals. Typically these condos have higher maintenance fees because of the extra amenities and more extensive landscaping. If there is a front desk operation where guests can rent a room, they will most likely be classified as condo-tels which will affect the type of loan you will be able to get. Normally, the rate will be bumped up by 1% on a 30 year fixed rate loan
.

Hot New Subdivision

We have heard too many times, "If we had only known it was this nice, we would have bought".

Well, if you are thinking of building a new home in Kula in the next few years, then trust us and pick-up one of the lots in this new subdivision that will be coming to market within days. These 57 lots with affordable pricing, in a quality neighborhood with CC&R's, and some with terrific views are almost certainly going to sell out quickly.
