Market Update
A new study, for the first time ever compiles figures on the residency of Hawaii home buyers. It's long been suspected that international and mainland buyers have a heavy impact on the Hawaii housing market. The study found that statewide they've bought 28% of homes sold since 2008.
Over half the homes (52%) sold on Maui between 2008 and present were purchased by mainland or foriegn buyers. People love to invest in Hawaii, out of state buyers generally are interested in higher-end homes. On average homes bought by foriegners sold for $785,604 and sold to mainlanders for $630,390.
Of the statewide 24% of homes sold to people from the continental U.S. 38% of those buyers are from California, our closest neighbor. Among international buyer's 44% were Canadian and 38% Japanese.

P.S. - The holiday season is here, the Kula Botanical Garden annual Christmas tree sale begins this weekend. They are one of the largest growers of Monterey Pine trees in the state. Trees range from 3ft to 18ft in size.
